The clubhouse is the centerpiece of most 55+ communities. A typical resort-style clubhouse features a grand lobby, full-service restaurants, bar and lounge areas, grand ballrooms for events, card rooms, arts and crafts studios, billiard rooms, libraries, business centers, and private dining rooms. Many newer communities feature clubhouses that rival luxury resorts with 30,000–60,000+ square feet of space.

Many 55+ clubhouses feature one or more restaurants ranging from casual poolside grills to upscale dining rooms. Menus are often chef-curated with seasonal specials. Some communities charge food and beverage fees separately; others include a dining credit in your dues. Many also offer catering for private events.

While most new 55+ communities in South Florida feature resort-style amenities and fitness facilities, some select communities do offer golf courses. When available, these courses typically include 18-hole layouts, practice facilities, driving ranges, putting greens, chipping areas, and professional instruction for residents.

Bundled Golf (When Available)
In communities with golf courses, access is often included in your HOA or CDD fees. No separate initiation fee, no annual dues on top of what you already pay. This model makes golf accessible to all residents and keeps courses well-maintained. However, most newer developments do not include golf as a standard amenity.

If golf is important to you, evaluate course condition and maintenance schedule, practice facility quality, tee time availability especially during peak season, cart path condition, on-course amenities, professional instruction availability, and whether the course hosts tournaments and social golf events.

Not a Golfer? Most 55+ communities today prioritize amenities like state-of-the-art fitness centers, resort-style pools, spas, and robust social programming over golf courses. If you're not interested in golf, you'll find plenty of exceptional communities with outstanding amenities that focus on wellness, dining, entertainment, and active lifestyle pursuits instead.

This alone saves residents significant time and money. Owners remain responsible for their roof, windows, driveway, HVAC systems, and interior maintenance, but the burden of exterior upkeep is dramatically reduced.

How to Evaluate
Community Amenities

When comparing amenities between communities, consider these key questions to ensure you're choosing the right fit for your lifestyle and budget:

Are amenities included or extra? Verify which amenities are covered by your HOA/CDD fees and which incur additional charges. Bundled communities include more; traditional clubs charge separately for many services.
What condition are the facilities in? Visit during peak hours and off-peak to see how well-maintained and how crowded the amenities are. New construction amenities will be modern; established communities may need updates.
How robust is the social calendar? Ask for a copy of the monthly activities calendar. A well-run community should have multiple activities daily. Fewer than 10 events per month may indicate limited lifestyle programming.
Is there a full-time lifestyle director? Communities with dedicated lifestyle staff consistently deliver better social programming, more events, and a more engaged resident community.
How do the amenities match YOUR lifestyle? Focus on the amenities you'll actually use daily and weekly, not the most impressive-sounding ones on paper. A golf course is irrelevant if you don't play golf.
